Welcome to Likupanginvest, an online guide and independent concierge referral service for Likupang, North Sulawesi, Indonesia. Likupanginvest is operated by Bali Premium Trip and published by Likupanginvest (“we”, “us”, or “our”). These Terms of Service (“Terms”) govern your access to and use of the website located at likupanginvest.com and any related content, features, and services (collectively, the “Service”).

Likupanginvest is an informational and referral platform focused on tourism, lifestyle, and investment-related opportunities in Likupang, North Sulawesi. We may provide:
- General information about Likupang, including attractions, lifestyle, and infrastructure;
- Editorial content such as articles, guides, and overviews of potential tourism and investment opportunities;
- Independent concierge referral services, where we introduce you to third-party providers, including but not limited to agents, consultants, property owners, tour operators, transport providers, and other service companies (“Third-Party Providers”).
We do not own, manage, or control the properties, assets, tours, investments, or services presented on or through the Service unless expressly stated in writing. Any information about properties, projects, or services is provided for your general information only and should not be viewed as an offer, recommendation, or guarantee.
3. No Legal, Financial, or Professional Advice

All bookings, purchases, investments, or engagements you make with Third-Party Providers are entered into solely between you and the relevant Third-Party Provider on terms you agree directly with them. We do not represent or act as agent for any Third-Party Provider unless this is explicitly stated in writing.
We do not control or guarantee the availability, quality, safety, suitability, legality, or accuracy of any property, project, product, or service offered by Third-Party Providers. Any issues, disputes, or claims arising from such engagements must be taken up directly with the relevant Third-Party Provider.
5. No Guarantee and No Warranty
While we aim to provide current and accurate information, we do not promise that the Service or any content on it will always be complete, accurate, up to date, or free from errors, omissions, interruptions, or security issues.
All information and content provided through the Service is made available on an “as is” and “as available” basis without any express or implied warranties of any kind. To the extent any liability cannot be excluded under applicable law, our total aggregate liability to you for all claims arising out of or relating to the Service or these Terms shall be limited to the greater of: (a) the amount, if any, you have paid directly to us for use of the Service in the six (6) months preceding the event giving rise to the claim, or (b) the equivalent of one million Indonesian Rupiah (IDR 1,000,000).
Nothing in these Terms excludes or limits any liability that cannot be excluded or limited under applicable law, including liability for death or personal injury caused by our negligence or for fraud.
10. Indemnity
You agree to indemnify, defend, and hold harmless Bali Premium Trip, Likupanginvest, Likupanginvest, and our directors, officers, employees, agents, and affiliates from and against any and all claims, demands, actions, proceedings, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising out of or relating to:
- Your use of or access to the Service;
- Your breach of these Terms or any applicable law or regulation;
- Your violation of any rights of any third party, including any Third-Party Providers;
- Any information or content you submit, post, or transmit through the Service.
We reserve the right to assume the exclusive defense and control of any matter subject to indemnification by you, in which event you agree to cooperate with us in asserting any available defenses.
