A young zone with thin public data
Likupang is one of Indonesia’s newer tourism special economic zones, and that has a specific consequence for information quality: comparable transactions are few, published price data is thin, and much of what circulates comes from parties with an interest in the number. Our guides therefore separate three things that are often blended — asking prices, transacted prices where we can evidence them, and government projections — and label each.
Where our rules and figures come from
Zone status, permitted use and investor obligations are taken from the regulations establishing the zone and the administrator’s published terms. Land title is checked against the National Land Agency record, and coastal setback and spatial designations against the North Minahasa spatial plan, since a beachfront plot inside a protection line cannot be developed whatever the certificate says. Licensing follows the OSS system.
